What's New in King of Prussia in 2026? Amenities, Dining & Development

Update, October 12, 2026: three October developments worth knowing. The two-year Route 202 sinkhole remediation near the mall is nearly complete, with PennDOT finishing its drilling equipment work, per the Philadelphia Inquirer's October 11 report. Toll Brothers is building 65 single-family homes and 206 townhomes at Stonebrook at Upper Merion on the former Glasgow Tract, the township's largest new-home pipeline in years, per the King of Prussia District. And the planned Valley Forge Gateway Trail secured $450,000 in state funding in September 2026 to advance its North Gulph Road segment.

Update, October 2, 2026: two developments worth adding. EPR Properties paid $60 million in September 2026 for the roughly 120,000-square-foot building that houses Netflix House at the mall, a strong signal the entertainment anchor is here to stay, per the Philadelphia Business Journal. Raising Cane's signed its lease for a King of Prussia restaurant at DeKalb Plaza in August but had not yet opened as of early October. And the proposed 7,500-seat stadium district remains a proposal: Upper Merion was denied a $20 million state grant, and officials say the project cannot move forward without state funding.

King of Prussia is in the middle of its most eventful stretch of new development in years, and for homebuyers that is exactly the kind of news worth following. Since late 2025 the area has added the world's first Netflix House, an Eataly marketplace, a new township park, and several restaurants, while apartments, an Amazon distribution center, and a proposed sports and entertainment district move through the pipeline. Here is what is officially open, what is still a proposal, and what it all means for a buyer considering a home like 340 Anderson Rd.

What Opened at the King of Prussia Mall Recently?

The King of Prussia Mall, already the largest shopping complex on the East Coast with more than 400 stores, has leaned hard into entertainment. The world's first Netflix House opened November 12, 2025, with immersive experiences, dining, and shops built around Netflix shows, as PhillyVoice reported. A month earlier, on October 2, 2025, the Italian marketplace Eataly opened at the mall, adding restaurants, food counters, and cooking classes. For residents, the practical effect is simple: a world-class retail destination that keeps getting better, about five minutes from 340 Anderson Rd.

What New Restaurants Have Opened in 2026?

Three sit-down options joined the dining lineup this year. Kpot Korean BBQ and Hot Pot opened at 160 N. Gulph Rd, Cava opened at 127 S. Gulph Rd, and First Watch added another breakfast and brunch spot, per Montco.Today's roundup. Raising Cane's, the fried chicken chain, announced in August 2026 that a King of Prussia location is planned, its 15th in Greater Philadelphia, according to the Philadelphia Business Journal. The retail scene is diversifying too: King of Prussia has become a regional hub for electric vehicle showrooms, with Tesla, Rivian, Lucid, Porsche, and Polestar nearby, per the King of Prussia District's 2026 retail report.

What New Parks and Public Spaces Are Ready?

The biggest physical change this year is outdoors. Recharge Park, a 1.8-acre public park, opened in late spring 2026 alongside the new First Avenue Linear Park, part of the King of Prussia District's improvement plan, according to the district. Add that to Valley Forge National Historical Park minutes away and the Upper Merion Township park system, and King of Prussia keeps stacking up accessible green space for runners, dog owners, and families.

What Residential Development Is Underway?

On the housing side, Upper Merion Township approved a 205-unit apartment project at 720 Vandenburg Rd in August 2026, the first new multifamily construction in the township in roughly three years, the Philadelphia Business Journal reported. A 31-story apartment tower has also been proposed at the former Phillies mural site near the mall, and an Amazon last-mile delivery center is planned for 760 Moore Rd, with a roughly 99,300-square-foot facility replacing a vacant office building, per the King of Prussia District's 2026 report to the community. New supply takes time to build, but after years of tight inventory, more rental units are a meaningful long-term signal for the local market.

Could a Sports and Entertainment District Come to Upper Merion?

The most ambitious idea on the table is a proposed $200 million stadium and entertainment district. Upper Merion Township has floated a roughly 7,500-seat venue for professional baseball and soccer on about 17 acres of vacant office land in Moore Park, the Philadelphia Business Journal reported in July. The project would need state funding, and it faced a grant setback in August 2026, according to FOX29. Treat this one as a proposal, not a certainty: stadium projects take years and can fall apart, so no buyer should make a decision based on it alone. If it happens, it would reshape the immediate area; if it does not, King of Prussia's existing amenities stand on their own.

Is the SEPTA Rail Line Back on Track?

No. SEPTA paused the proposed King of Prussia Rail extension in March 2023 after the Federal Transit Administration declined to recommend it for New Starts funding, and the 2026 news is more definitive: Railway Gazette reported in February 2026 that SEPTA ceased all development work on the extension, and Bisnow reported in July that SEPTA announced the project will not move forward, leaving it on indefinite pause. The closest rail access remains the Norristown High Speed Line at Gulph Mills station, about three miles from the mall. Commuters continue to rely on SEPTA buses from the King of Prussia Transit Center, the business-district shuttle to Regional Rail, and the region's highways. What Does This All Mean for Buyers at 340 Anderson Rd?

For a buyer at 340 Anderson Rd, the practical takeaway is that King of Prussia's quality of life is getting better, not staying still. Netflix House and Eataly give the mall a reason to visit beyond shopping, the new park adds green space minutes from home, the restaurant pipeline keeps the dining scene fresh, and the approved apartments point to a township that is still building for the future. The property itself, a 4-bed, 3-bath, 3,482-square-foot custom home built in 2019 with a fully fenced backyard and no HOA, sits minutes from the mall, the Town Center, Valley Forge National Historical Park, and the new First Avenue corridor.
