King of Prussia Real Estate Market Update: Fall 2026

Update, October 12, 2026: October market data has landed and supersedes the figures below. Movoto's October figures put King of Prussia's median list price near $549,000 with about 85 homes for sale and an average 42 days on market, Redfin still scores the market a very competitive 83 out of 100 with a median sale price near $570,000, and Freddie Mac's October 8 survey held the 30-year fixed at 7.40%. See our new post on the October 2026 King of Prussia market update for the current numbers.

Update, October 9, 2026: mortgage rates moved higher again. Freddie Mac's October 8 survey put the average 30-year fixed at 7.40%, up from 7.28% a week earlier and the highest weekly reading in more than a year. The market picture below otherwise holds: Redfin still scores King of Prussia a very competitive 83 out of 100, the median sale price sits around $570,000, and homes run roughly 34 to 44 days on market. See our updated post on mortgage rates above 7% for the full rate breakdown.

Update, October 2, 2026: mortgage rates moved higher in the final week of September. Freddie Mac's October 1 survey put the average 30-year fixed at 7.28%, up from 7.03% a week earlier and from 6.34% a year ago. The market picture below otherwise holds: Redfin still scores King of Prussia a very competitive 83 out of 100, the median sale price sits around $570,000, and homes run roughly 34 to 44 days on market. See our updated post on mortgage rates above 7% for the full rate breakdown.

Update, September 25, 2026: the newest Redfin data for King of Prussia shows the median sale price around $570,000, up about 17.5% year over year, with the market at roughly 2.4 months of supply and homes averaging about 44 days on market, more than double the pace of a year earlier, a sign the market is cooling but still seller-leaning. Mortgage rates moved higher too: Freddie Mac's September 24 survey put the average 30-year fixed at 7.03%, the first weekly average above 7% in about a year. See our post on mortgage rates near 7% for the full rate picture.

Update, September 18, 2026: mortgage rates have moved higher since this post first published. The 30-year fixed averaged 6.95% in Freddie Mac's September 17 survey and crossed above 7% on several daily indices. See our newer post on mortgage rates near 7% for the full breakdown.

This Fall 2026 market update refreshes our earlier 2026 snapshot with the latest King of Prussia data: median home prices, inventory levels, days on market, mortgage rates, and buyer demand, and what these conditions mean for buyers and sellers of premium custom properties like 340 Anderson Rd. As the local market moves through the second half of 2026, the numbers continue to point in a familiar direction: prices are up, inventory is thin, and homes are selling fast.

What Is the Median Home Price in King of Prussia Right Now?

As of the most recent published figures, King of Prussia's median sale price was about $540,000 in Redfin's rolling three-month figure through May 31, 2026, up roughly 3.8% year over year. Other trackers put the picture slightly differently: Homes.com reports a 12-month median near $525,000, Zillow's typical home value sits near $504,000, and the 19406 ZIP code median is about $533,000, up roughly 4.4% year over year. Local trackers typically lag a few months, so these are the latest numbers available. At the upper end, where 340 Anderson Rd competes, custom homes with premium finishes command the top of the market.

How Much Inventory Is Available?

Inventory remains very tight. Active listings across King of Prussia number roughly 49 to 79 homes at any given time, with months of supply around 2.1, well below the 5 to 6 months that signals a balanced market. Homes are spending about 29 to 34 days on market on average, and sale-to-list ratios sit near 100%. This scarcity continues to favor sellers, particularly those offering turnkey, move-in-ready properties with modern finishes and no HOA restrictions.

Where Are Mortgage Interest Rates Now?

Mortgage rates have moved higher since this post was first published. Freddie Mac's weekly survey put the average 30-year fixed at 6.95% for the week ending September 17, 2026, and daily indices from NerdWallet and Optimal Blue crossed above 7% that week, the first time in about a year. That follows a run in the low-to-mid 6% range earlier in the fall. Current levels remain below the late-2023 peaks, and forecasters including Fannie Mae still expect the 30-year to settle in the mid-6% range into 2027, but quotes are volatile right now, so it pays to compare lenders on the same day. For the latest snapshot and payment math, see our post on mortgage rates near 7%.

What Is Buyer Demand Like Right Now?

Buyer demand in King of Prussia remains healthy, driven by the Upper Merion Area School District, proximity to the King of Prussia business park, Conshohocken, and Center City Philadelphia, and ongoing interest from out-of-state relocations. Well-priced homes in desirable school districts still attract multiple showings and offers quickly, with most properties selling within about a month.

What Does This Market Mean for Sellers at 340 Anderson Rd?

For sellers of a custom home like 340 Anderson Rd, a 4-bed, 3-bath, 3,482-square-foot residence built in 2019 with reclaimed brick, designer finishes, a chef's kitchen with Dacor appliances, and no HOA, the current conditions remain favorable. Low inventory means serious buyers have fewer alternatives, and the combination of a custom build with modern infrastructure and a prime King of Prussia location appeals directly to today's buyer priorities: energy efficiency, flexibility for remote work, and outdoor living space.

What Is the Outlook for the Rest of the Year?

Forecasters expect mortgage rates to hold in the mid-6% range into 2027, which could keep buyers active and inventory tight. King of Prussia's fundamentals, the schools, the location, the employment base, and the limited supply of new homes, remain strong, and custom homes without HOA constraints are among the most sought-after listings in the market. Whether you are considering selling 340 Anderson Rd or simply curious about your home's value, the current market rewards properties that stand out.
